When you sign a contract to purchase a home, most realtors will ask you if you want to purchase a Home Warranty. A basic plan will cost around $420.00, plus a service call charge for each visit, for one year coverage. Hmm, Should you spend the money? Lets review:
What is a Home Warranty?
A home warranty protection plan covers repairs and replacements on systems and appliances within your home that fail due to normal wear and tear. The covered items must be in proper working order before the contract is entered into with the home warranty company.
According to Home Warranty providers, a home warranty is your best defense against upcoming home repairs and replacements. It is different than a homeowner's insurance policy.
Most basic home warranty plans cover these items:
-Air Conditioning w/Ductwork
-Heating w/Ductwork
-Electrical
-Plumbing including stoppages
-Water Heaters
-Dishwashers
-Range/Oven/Cooktop
-Built-in Microwave
-Smoke Detectors
-Ceiling Fans
-Garbage Disposals
-Central Vacuums

Then you can always upgrade to include:
-Washer & Dryer
-Refrigerator
-Roof Leaks
-Swimming Pool & Spa
-And several other items
There are limits to the dollar amounts of coverage on each of the items they warranty, so you should definitely review the Home Warranty's contract before you sign anything.
But is it Necessary?
There are benefits for having a home warranty. If you are purchasing a home in an AS-IS condition, it could be beneficial to have that extra coverage for peace of mind. Also, if you are new to the area, or are purchasing a home as an investment and you are unfamiliar with area service reps, it could be helpful to have only one number to call with access to all of your repair needs.
However, since most plans include clauses that exempt coverage in case of homeowner neglect or abuse, you may find that you'll be spending just as much time making sure your home maintenance is worthy of the coverage. Otherwise, you may be paying for an essentially worthless policy, in addition to the cost of a new appliance.

Home warranties can be a great idea, at the very least, for your first year of owning a new home, when you may still be feeling out the exact condition of your house. If you're buying a foreclosed property, it's as close as you can get to a no-brainer, just make sure you read the fine print before you sign a contract with any company.
